The brief

We purchased this property after it passed in at auction for a final price that was $185,000 below the comparable median market value for Reservoir during the time period. It needed a major overhaul from the ground up, including extensive landscaping, roof restoration, foundation repairs, and full interior renovations. The property had great potential, but it required significant work to transform it into a desirable home.

How we transformed the property

We leveled the house using the jack and pack method and undertook extensive landscaping, including new turf and planting trees and shrubs. The weatherboards were stripped, restored, and painted, and fences were constructed. The deck was refurbished, and the roof was fully restored. Inside, we updated lighting, repaired plaster, painted all walls, and resurfaced the floors, giving each room a fresh, modern look.

We styled the property and were deeply involved in the entire sales campaign to drive interest up to auction day. The property attracted well above the market average for interested parties and bidders, resulting in an end price that was $120,000 above the comparable median sales price for the area.
